March 5, 2010 CVOI Informational Meeting The Concord Village Owners, Inc. Board of Directors is hosting a shareholders’ informational meeting on Thursday, March 18, 7:30 PM-9 PM at the St. James Pavilion, located at 240 Jay Street. There will be reports from the Directors and time allocated for general questions from the shareholders. No official business will be conducted during this meeting. The Board of Directors encourages your attendance. CVOI Proprietary Lease and By Laws Time is running out to vote for the proposed changes to the. If you haven’t done so yet, please take a moment and vote your shares. We have had a healthy response so far and almost all of the votes cast were to approve the changes. Unfortunately, those votes represent only about 60% of the outstanding shares. We need 66.66% to change the Bylaws and 75% to change the Proprietary Lease. These changes were recommended by the CVOI attorney and have been approved unanimously by both last year’s and the current Board of Directors. There was even a New York Times article about the importance of not letting the Proprietary Lease Term expire (NYT 06/14/09 Page 8 in the Real Estate Section) which is item #5 on your Ballot. . Community Room Renovations We are pleased to report the commencement of the renovations to the Community Room will begin on Monday, March 8, 2010. The work will take approximately six (6) weeks to complete. Improvements Committee / Gym Upgrades The Improvements Committee has undertaken a review of the current exercise machines and will provide upgrade suggestions to the Board for review. The next Improvements meeting will be March 11 at 7:30 p.m. in the Children’s Play Room at 225 Adams Street. 270 Jay Street We are pleased to announce that on Saturday, February 27, the 270 Jay Street front entrance was re-opened. Please note: There are some weather-sensitive finishing tasks which will require the entrance to be temporarily closed while the work is being performed. MTA Sub-Station on Jay Street MTA has started renovation work on the sub-station located next to 230 Jay Street and behind 195 Adams Street. They will be putting up scaffolding around the building, which will affect nine parking spaces behind it and half of the Children’s Play Area. Management will be notifying the residents who will be affected and informing them of alternative arrangements for parking. MTA estimates it will take about six (6) months for the work to be completed. HOUSE RULES REMINDERS Subletting A shareholder who has owned their apartment for a minimum of three years is allowed to sublet their apartment for up to five years. The prospective tenant must submit an application and be interviewed by the admissions committee. For additional information regarding subletting, please review CVOI house rules or ask the Management Office. Dogs All dogs must be leashed in public areas at all times and are the sole responsibility of their owner(s). All violators will be fined. WEEKLY CONCORD VILLAGE EVENTS Seniors Gathering: Thursdays from 2:00-4:00 p.m. in the Children’s Play Room at 225 Adams Street. . Children’s Game Night: Wednesday evenings from 6:00-7:30 p.m. in the Children’s Play Room at 225 Adams Street. For 3- to 7-year-olds. Bring and share games to play. We will have a couple different games going depending on age and number of kids. Please eat beforehand because we cannot have food in the playroom.
